O ne of the harder real estate sales in Tallahassee to track is lots (homesites). Often times, homesites are sold in bulk, so there is only 1 resulting sale in the tax records, but it might represent tens or even hundreds of Tallahassee home lot sales. We can use the Tallahassee MLS , but the REALTOR® MLS does not contain the majority of lot sales, so the data is only a glimpse of what is really going on in the Tallahassee lot sales market.

ATTENTION: First time home buyers in Florida. The state of Florida has come up with a plan to make the first time home buyer tax credit available at closing. My understanding is that not every lender is participating in this program, so check with your lender to see if they do before you write an offer. You must qualify for the credit, and spouses must both qualify as first time buyers to qualify for the credit. It is all or none, even if you file separately.

CIT yo-yos on default risk, rescue rumors. Reports that the government is in advanced talks to help lender CIT Group ( CIT ) sent shares up nearly 26% after hours, following a drop of 11.8% during regular trading, but shares may trade lower again today as sources say a regulatory battle between government agencies is delaying any potential rescue. CIT isn’t large enough to be considered system-critical or too-big-to-fail but it is a lender to nearly 1M companies and is struggling in the face of serious liquidity problems and a wave of maturing debt.

An 11-year court battle involving the sale and listing of time share property finally ends. The Florida Department of Business and Professional Regulation won a case against Stroman Realty for unlicensed practice of real estate and charging advanced listing fees to their timeshare members. Last week Circuit Judge Kevin Davey ruled that timeshare companies can not collect advanced listing fees in Florida… and they’re required to have a Florida real estate license to sell timeshares in the sunshine state.

US Army Major Stefan Frederick Cook has filed suit in US District Court for the Middle District of Georgia on July seeking a temporary restraining order against a depolyment to Afghanistan and status as a conscientious objector. Problem is that he’s not a conscientious objector, he’s a birther.
