We’re actually at the half way point of the summer, even though all of the June rain makes it seem like summer has just begun. But it is, finally, warm and a little bit muggy, as much as it gets here on the coast of Maine, so it must be time to review and report on the state of the real estate market in the greater Damariscotta Pemaquid area. I’m sure you are all aware of yesterdays Commerce Dept. report that showed construction of new homes rose in June to the highest level in 7 months.

30 more Homes in Escrow in South Lake Tahoe than this time last year… 48% are Distressed Sales! We have just updated the South Lake Tahoe Real Estate Market Escrow Report. There are 88 homes in escrow at present . (This same number was 94 a month ago ago.) This is 18.9% of the current 465 homes on the market in South Lake Tahoe, CA. Throughout the last calendar year the percentage of homes in escrow has ranged from 9.5% to 24.6%.There were 11.7% of available homes in escrow at this same time last year.

There seems to be an important exception to that notion that this is a buyers’ market when it comes to housing: distressed real estate. Properties that are delinquent and nearing foreclosures or are already in foreclosure are now attracting bubble-like interest. Earlier this week, Bondad, Daily Kos’s resident economic analyst suggested that there is a Black Swan myth. That’s to say that the economy is starting to get better, and that there aren’t any potentially catastrophic combinations of economic events on the horizon. The idea of the Black Swan isn’t that events are entirely unforseeable, only that they do not agree with what we think to be true of the world.

Even with the election of the Obama team to White House, America remains in a state of uncertainty and gloom. This gloom has sailed across to the other side of the Atlantic where there is a slow increase of countries that are now saying that they are in recession. The money pessimism seems to be everywhere you look. There seem to be millions of opinions on why this occurred and another thousand on whether the bailout will help or even hinder the financial recovery. A negative story seems to follow another negative story.

Here is this week’s Folsom Homes Report, for sales activity in the Folsom real estate market as reported by Trulia. In comparison to last week, the median sales price, and average price per square foot for Folsom homes, remained unchanged. There are 113 Folsom homes that are pending sales representing 26.90% of the available inventory. The time to sell Folsom homes is currently 79 days.

Nothing shocking here. Just a very well written and quantified report on the pending refinance crisis coming in commercial real estate. Some telling excerpts from the Deutsche Bank report (emphasis mine): While most attention in commercial real estate today is focused on the dramatic deterioration in term loan performance (i.e. the performance of loans prior to maturity), we believe that a potentially even more troublesome issue is the extent to which loans originated during the 2005-2007 period will encounter problems refinancing at maturity.

Midway through second quarter earnings season, many companies have surprised to the upside and their managements have changed their view of the future. On Wall Street we call it “guidance” and most of it sees a bottom or early signs of recovery in their businesses. That coincides with our view. I believe we are experiencing the beginning of an economic recovery as you read this. That’s not to say that you personally will feel it anytime soon.

The general justification is the perception that market conditions in The Woodlands TX are like what is reported for headline locations like Phoenix, Miami or Detroit. Real Estate is local in nature. The Novato single family home market seems to be forming a bottom. Prices appear to be leveling out and the percentages of entry level homes in escrow are very high. I know that many foreclosure sales and short sales are getting multiple offers. I have several clients who have faced as many 9 to 20 offers in competition for a single family home. This activity bodes well for sales in the higher price bands. Moreover, in June 2009, Novato had 38 sales (up from 32 in June 2008).

This map shows us the % of increase of decrease of the average sold prices of the 2nd quarter 2008 vs. 2nd quarter 2009. The map also shows us the average for sale and sold prices as of June 30th. ’09. This map shows us the ACS%’s of each of the areas. The ACS % is a % of total inventory for sale that is in escrow with a Just Accepted Offer. This gives us an indication how high the demand is and how healthy the inventory is, ie, too high or low.

Cousins Properties Inc. ( CUZ ), a leading real estate investment trust (REIT), has drastically reduced its third quarter dividend in order to conserve cash in the current credit-constrained market. The company has declared a third quarter dividend of $0.15 per share, down from $0.25 in the previous quarter. The reduction in the quarterly dividend payout was based on the current estimate of taxable income. In order to maintain the REIT standard, companies are required to pay annually at least 90% of the taxable income as shareholder dividends.

As a kid, I often got to stay up late on Thursday nights and watch Hill Street Blues, a great cop show based in Chicago. For the first few seasons, every episode started with the cops all gathered for their morning meeting, listening to their supervisor, Sergeant Esterhaus, tell them about what to expect out there – the latest crimes, what criminals to look for, and what else they needed to be on guard for that day.
