We’ve written before about Annie Leibovitz’s financial woes but as Gawker reports, now her lender, Art Capital Group, is taking her to court. Leibovitz borrowed $24 million from the financial firm and as collateral the company took not only her two homes and all her negatives and the copyright to her photographs but also an agreement to sell her archives to repay the loan and the rights to arrange the sale. Art Capital has sued breach of contract saying that she isn’t letting real estate agents into her homes and is being difficult in order to block attempts to sell the photos.

I’m still trying to understand why foreclosures and other distressed sales of homes are not considered “arm’s length transactions” at a time when such sales dominate _real_ estate markets in South Florida. The point of this post is to talk a little about what is real and what is not.If I understand Florida Department of Revenue rules correctly, only “arm’s length transactions” are included in assessments for property tax purposes.

L eon County distributed a news release a few days ago that could provide for some relief for people in parts of Leon County who have fallen behind on their mortgage payments. It’s part of a $1.5M grant from the State of Florida’s Impact Fee Proviso Program , which was awarded to Leon County Health and Human Services by the Florida Housing Trust Fund . Here’s a switch: Florida property values didn’t fall as far as state economists had forecast.But the predictions weren’t off by much, Home Values and the economy still has a long way to go before it recovers, according to a new estimate the economists released Thursday. In March, they forecast property tax values for the current budget year would decline 12 percent statewide compared to last year. Instead, the decline was about 10.8 percent, according to the final tax rolls certified by county property appraisers this month.

The news is finally out – we have hit bottom and with demand rising and inventories declining, bid wars are back in the real estate market. These wars are fueled by foreign cash flowing into our community and the realization that properties may have gone down in value as much as they are going to go. Different regions of the country have different reasons for their recovery. Miami-Dade and Broward Counties have different factors driving them.

Summer is not *my* season. I don’t feel all glowy with a tan or relish in walking around in skimpy tops you can’t wear a bra under. Not since I was 12 could I get away without wearing a bra, and I am of the pasty white variety, so pasty that it is actually impossible to tan. If Florida’s City Council doesn’t vote in favor of the proposed mileage rate increase the state is in danger of facing more budget problems. The Florida Chamber of Commerce created a six-driver structure to focus six major areas that include, innovation, talent, business climate, infrastructure, governance and quality of life. They will also invest in the new economy by creating more high skilled and higher paying jobs for residents of Florida.

MIAMI – They’re lurking, holding bags of cash and eyeing distressed condo markets. Big-time cash investors are snapping up South Florida condo units in bulk. There have been at least seven purchases of 10 or more condos this year, including four since June, according to county records. Investors are re-selling the units or renting them until the market recovers. Last month, Tom D. Sullivan and Jorge Arevalo shelled out 14.6 million for 51 oceanfront, condo-hotel units in the One Bal Harbour complex from developer WCI Communities, which is reorganizing under bankruptcy protection.

We read today in a press release that President Obama said “We may be seeing the beginning of the end of the recession.” Our own analysis of the leading economic indicators has led us to the same conclusion; things are getting less bad, and we may enjoy a mild recovery in the months ahead. But this does not at ALL suggest that we are going to return to a period of robust growth. As we’ve said before, “less bad” does not mean “good.” After a true bubble like the one we witnessed in Florida real estate, it can take years or even decades to work off the excesses.

From now until the end of 2010, the Austin economy is projected to grow by $5 billion. That, coupled with relatively subdued unemployment, has the Texas Capital poised for the quickest economic rebound in the nation, according to Forbes.com. Overall, many economists expect the national economy to return to growth later in 2009, perhaps as soon as this summer. But, as the Forbes writers point out, that won’t be the case everywhere. While some cities are positioned for a quick rebound, others face a slow crawl to recovery that could take years.

He’s not quite as successful as Justin TImberlake but former ‘N Sync member Joey Fatone has done pretty well for himself. The boy bander turned TV show host has listed his home in Orlando, Florida. The Real Estalker Mama has unearthed Fatone’s lakefront home on Kilgore Road in a community known as “Millionaire’s Row.” Fatone is believed to have picked up this home in 2001 for $2.65 million and it was filmed by MTV Cribs shortly thereafter. The gated 12,000 square foot home is on the Butler Chain of Lakes near Windermere.
