A recent poll shows that most economists now believe that the recession, which began in December 2007, will end in the third quarter of 2009. There’s been an uptick in manufacturing and consumer confidence, and the decline in housing prices appears to be flattening out. Unfortunately, the return to positive GDP will likely be short-lived. The current surge in production is mainly the result of President Obama’s fiscal stimulus and the rebuilding of inventories that were slashed after Lehman Bros defaulted in September, 2008.

August 28, 2009 The Internet is quite a mixed bag of information – a wild, wild west cornucopia of unfiltered and unadulterated questions and answers. Among the nuggets of knowledge, there’s an endless supply of trashy material and unsubstantiated half truths. For every debatable issue imaginable, there are legions of supporters and oppositions on both sides of the divide. Search engines like Google and Bing do nothing to segregate the legitimate articles from the biased quackery and it’s often up to the readers themselves to differentiate fact from fiction.

You’ve heard reports that listing inventory has been coming down for many months.  This is true, and not only have buyers absorbed all new inventory coming onto the market, they have also helped to purchase a backlog of existing inventory as well.  We wondered if inventory levels relative to home sales were declining in all price segments, so the first thing we did was looked at what the month’s supply of inventory was back in January in our State of the Market Report.

Here is this week’s Folsom Homes Report, for sales activity in the Folsom real estate market as reported by Trulia. In comparison to last week, the median sales price and average price per square foot for  Folsom homes  remained unchanged.  There are 107 Folsom homes that are pending sales representing 25.24% of the available inventory.  The time to sell  Folsom homes is currently 58 days.

New Mexico has lost another $27 million in an investment involving the son of a friend and fundraiser for Gov. Bill Richardson. Marc Correra acted as a third-party marketer in a 2006 investment deal with a Chicago-based firm that cost the state $90 million after it went sour. Now the State Investment Council (SIC) is writing off $27 million of another $55 million investment made in 2006 with a different firm, SIC spokesman Charles Wollman said Friday.

Every time there’s a housing slump, there’s discussion about whether the top end or the bottom end is fairing better or worse.  Here’s a June 2009 article from The Examiner , declaring that luxury home prices in SF are picking up.  And here’s a report published by First Republic Bank, which puts out a so-called “prestige home index,” for various cities in California, stating that luxury home prices in San Francisco continue to fall.  Here’s the accompanying chart from First Republic.

There are a couple questions that you should ask yourself before deciding if a short sale is a good option for you (as a buyer). Before asking yourself these questions though you should make sure that you understand what a short sale is. A short sale is when the current owner of a home cannot afford to pay back their loan to the bank so they are asking the bank to take less than they owe. Single-family home sales in Connecticut rose 4% in July 2009, the first increase in home sales year-over-year in two years, according to a new report from The Warren Group, publisher of The Commercial Record. “This is a significant pick-up for the housing market in Connecticut, where sales have slumped for months. The last time there was even a slight increase in monthly sales year-over-year was July 2007,” said Timothy M. Warren Jr., CEO of The Warren Group.

MY COMMENTS:   I just closed a short sale after some 15 months of hassling with Bank one and Bank Two.  I had 4 good offers on the property during this timeframe… and the first three walked away… just could not wait for banks to get their act together.  THE FOURTH was an investor that had all kinds of time on his hands, lived close by, and time was on his side.  BUT he did a wise thing, unlike many/most cash buyers where they low-ball a low-ball price and hence have the problem of the bank even recognizing the offer as a “realistic one”… this investor offerred the asking price for the home ….

The Sarasota Florida real estate market is showing many positive signs as home sales rose 30% during July 2009 according to new figures released by the Florida Association of Realtors . Similarly, the Sarasota Association of Realtors (SAR) recently released sales data showing the Sarasota real estate market in July 2009 “was substantially healthier than last year at this time, with total unit sales up 29 percent to 595, and the months of home supply on the market once again dropping to levels not seen in three years.” July 2009 Sales in Sarasota up 29 percent Total unit sales in the Sarasota real estate market for July 2009 were up substantially from 2008 levels.

It’s Friday desk clearing time for this blogger. “When Harvey Clavon took out an exotic mortgage to refinance his home in Santa Clarita, Calif., three years ago, he thought he knew what he was doing. He planned to sell the home before the mortgage reset. Because Mr. Clavon made only minimum payments on his mortgage, his balance has risen to $680,000 from $618,000, on a house worth closer to $400,000. ‘I don’t know what I’m going to do,’ he said.

In my over 22 years worth of experience in investing in and wholesaling real estate, I am only now getting up to speed with the online world. I have in that time contracted more than 200 homes. Most of the homes have been flipped to another rehabber/investor and I was able to make some very quick profits fairly easily. In order to build some long term wealth, I’ve kept a number of properties to rehab for retailing out and many of them I have kept as income earning rental properties.
