Apart from newer homes, part of the appeal is the proximity of  Forest Hills Central Middle and High Schools, Forest Hills Woodlands 5/6 School, St Roberts & Ada Christian Schools , which are within walking distance. Clements Mill is midway between the Village of Ada and Forest Hills shopping area at Cascade Road and Forest Hills.

The Washington Post today reported The Institute for Supply Management reported Tuesday that manufacturing expanded in August for the first time since January 2008. The institute’s index of business activity rose to 52.9, from 48.9. Any number below 50 signals a contraction. [...] Separate reports showed that construction spending on residential real estate rose 4.5 percent and that pending home sales increased for the sixth consecutive month, supporting other recent indications that the decline in the housing market is leveling off.

I don’t know if you’ve seen this chart that I’ve got over on the home page of Housechick.com: This is one of my favorite market charts that I maintain.  You get the whole story of what has happened to the Tucson housing market in one glance. The black bars show months of inventory, or absorption rate.  Basically, the months of inventory is the rate at which homes are selling, the speed of the market.  You calculate months of inventory by dividing the number of homes available for sale by the number that sold.  So if there are 5 months of inventory, it means that if no other homes come on the market, at the current rate of sales, it’d take 5 months to sell all those homes.

OK, now I have your attention with a headline different from the “Skype sold for $2.75 billion” headlines so rampant in the blogosphere yesterday…. By now the web has been saturated with stories about yesterday’s announcement of the forthcoming acquisition of a 65% controlling interest in Skype by a consortium of investors, led by SilverLake Management LLC and including a $300MM infusion from the Canada Pension Plan Investment Board .

Despite the cheerleaders best efforts, the latest set of data to come out is filled with signs that the recovery — when it finally arrives — will be unimpressive. The best word for it is probably “sluggish.” My belief has been the government stimulus, cash for clunkers, and first time buyers tax credit has partly obscured the ongoing weakness, making it appear better than it really is. As these programs sunset, what is left behind is a wounded economy, healing very slowly.

The S&P / Case-Shiller Home Price Index that the media always report on is an analysis of single-family home sales. More relevant to those of us in Boston (although it also uses questionable data) is the S&P / Case-Shiller Condo Price Index . The data is not for “Boston” but for the Greater Boston area and measures resales of existing condos, not new construction. But, still, it’s at least consistent in methodology and one good way to measure the strength / weakness of the local real estate market.

Eighty-eight percent of city finance officers said they are less able to cover the cost of running their governments than a year ago, up from 64 percent a year earlier, according to a survey of 379 cities by the National League of Cities between April and June.

More Americans signed sales contracts to buy homes in July than in June, marking the longest streak of monthly increases on record, said a report released Tuesday. The pending home sales index from the National Association of Realtors rose 3.2% in July after rising by 3.6% in June. That’s 12% higher than July 2008, and it marks the sixth straight increase since record-keeping began in 2001. The reading far exceeded forecasts of economists surveyed by Briefing.com, who predicted a 1.5% increase.

Marc Morano Climate Depot Wednesday, Sept 2, 2009  The Washington Post’s Andrew Freedman of paper’s “The Capital Weather Gang”, has written a thorough commentary on why he believes the man-made global warming movement is failing politically and scientifically to convince the public and lawmakers of the seriousness of the issue. Freedman appears to lay the fault directly at the feet of President Obama, writing that Obama’s “mistakes may cost the planet dearly.” Freedman also cites Climate Depot (and the Heartland Institute) as having made a huge impact in shaping lawmakers and the public’s skeptical view of the latest climate science.

Real Estate sales were up considerably in July Positive signs for real estate have surfaced yet again, indicating a troubled market that appears to be stabilizing.   July national housing statistics are in and have exceeded economists’ forecasts with new home sales up over 9%.   While the number of sales are down 70% from the “frenzied peak” of 2005, they are up 30% from January. The upswing of real estate sales is largely attributed to the first time homebuyer tax credit which covers 10% of the value of the home up to $8,000.
