After more then two years of government and Fed intervention in the economy, only banks, Wall Street and insurance companies have been bailed out. The first part of the Stimulus package was unsuccessful, because the funds were not spent, they were used to eliminate debt. We do not think the next stimulus wave will be any more successful. The economy should now move sideways for a year with slight GDP gains and a slowing in job losses.

Ed Steer , in his September 17 column, pointed out Simon Black’s report that China was urging citizens to buy gold as an indicator that gold demand was building. Well, this certainly will build demand for gold but the Chinese government is probably not doing it because of any fundamental belief that the dollar will devalue or gold will skyrocket in price. From an economic and budget basis, getting their citizens to buy gold instead of putting money in banks or government bonds is a way of getting zero interest financing for their stimulus programs.

A: The less-worse bull market continues and we still have inventory restocking and uber stimulus in the pipeline that will contribute to much better economic data as time goes on. Stocks are in the process of pricing this in and gold is surging which is generating a reflation trade mentality out there. Mortgage rates just fell for the third straight week, according to mortgage finance firm Freddie Mac. “The credit markets are still tight, but they have loosened up significantly from 90 days ago,” said Scott Norman, vice president of the Texas Mortgage Bankers Association. So is this a good time to enter a mortgage transaction? It might be, if you can qualify. “The two biggest issues are going to be credit and down payment,” Norman said.

The national resale housing market sales activity has remained above from a year ago levels in August 2009, making it the third consecutive month. This is the largest year-over-year gain in more than two years. The Canadian Real Estate Association (CREA) releases statistics showing that a total of 42,483 homes traded hands through the Multiple Listings Service (MLS) Systems of Canadian real estate Boards in August 2009. This is an increase of 18.5% from the August 2008, making it third consecutive month we see year-over-year gains of more than 15%.

Commercial-property sales in the U.S. this year are forecast to fall to the lowest in almost two decades as the industry endures its worst slump since the savings and loan crisis of the early 1990s. About $16 billion of office transactions will be completed by year-end, according to data compiled by Real Capital Analytics Inc., a New York research firm that has tracked deals for almost a decade. Real Capital Managing Director Dan Fasulo and Sam Chandan, chief economist of Real Estate Econometrics LLC, said that may be the lowest volume since at least 1991.

Among the new building permits issued in August, one has allowed Dominion Construction to conduct $1.56 million in renovations to the Moose Jaw Union Hospital intensive care unit. This was only one of the 32 building permits issued by city hall last month, for a construction totalling approximately $6.95 million. In August 2008, the city had issued 42 building permits for construction, which was worth about $5.18 million. With 10 less building permits, construction totalled $1.77 million more.

Rising unemployment rates and a large number of companies attempting to reduce their rental expenditure by reducing leased office space will hit the Manchester property market quite hard next year. With fewer buyers in the market owing to the recession, office rentals and property valuations will soon witness a sharp decline in Manchester, according to a report by the real estate consultancy Jones Lang LaSalle.

Home sales continued to drop in Shanghai in the first half of this month in both the new and secondhand market due to inadequate supply and decreasing affordability. Transaction volume of new homes, excluding those designated for relocated residents, fell 10 percent to about 720,000 square meters between September 1 and 15, according to Shanghai Uwin Real Estate Information Services Co. The city’s secondhand home market suffered an even bigger setback.

China’s market for refrigerated warehouses is expected to grow by about 24 percent for each of the next five years amid a thriving consumer market and food-export sector, real estate services provider Jones Lang LaSalle predicted yesterday. A change in eating habits and heightened awareness of food safety standards are boosting domestic demand for cold storage logistics, a report by the company said. “ China ’s cold chain market is seriously underdeveloped,” said Stuart Ross, head of industrials for Jones Lang LaSalle’s China operation.

Property investment sales up 13% in Q3 to S$1.8b By Yasmine Yahya, SINGAPORE : Property investment sales rose 13 per cent between July and September to S$1.8 billion, compared to the previous quarter. The improved performance was buoyed by better market and investor sentiments. In its latest report, property consultancy Jones Lang LaSalle said the residential sector dominated investment sales, accounting for 52 per cent of total sales. Investment sales in the residential sector for this quarter totalled S$958 million.

Noblesville Real Estate ACTIVE listings (homes for sale) totalled 601 as of 8/31/09. There were 117 PENDING (offer accepted) with over half or 68 of them that pended in August alone. SOLDS (transactions closed) were 71 in August 2009 as compared to 98 in August 2008. Even though numbers are down from 2008, you can see that the total number of homes SOLD for the period March through August has been fairly consistent. The traditional Spring/Summer buying season coupled with the $8000 First Time Home Buyer Tax Credit has had a positive affect on the Noblesville Real Estate market.
