For Santa Barbara Real Montecito Real Estate area for the Home Estate/PUD market the sales figures for ’09 show 26% behind the sales figures of ’08 with 88 sales currently completed. The median sales price has fallen about 20% from ’08 down the current $2.6 million number.The gap which is the difference between the median sales price and the median list price is 30% for ’09 with a $3.7 million median list price compared to a $2.6 million median sold price. In ’08 that gap was just 3% with a $3.6 million median list price vs.

As many experts have been predicting for months, the commercial real estate market is suffering deep declines in prices. Moody’s Investor services reported Monday that sales volume remains low. The Moody’s/REAL Commercial Property Price Indices (CPPI) released on September 21st showed a “Steep decline” of 5.1%. Since its peak in October of 2007, the CPPI has slid 39 percent. According to Bloomberg, many experts are predicting that commercial sales will fall to an 18 year low this year.

New month, same story for the Dothan area real estate market. August saw 85 homes sold, according to data from the Dothan MLS, which is down almost 20% from July and 20% from August, 2008. The number of pending sales has held steady around the 180 mark for the last few weeks. This is good news, because it is up almost 30% from this time last year. Some $1 trillion promised to be bought or owned at this point in MBS and related securities, with an awful lot of those securities “secured” (in theory at least) by severely-underwater property for which there is no possibility of recovery of the note.
